A legal pack is a selection of documents that are prepared by a conveyancer or a solicitor, in partnership with the vendor, before a property goes to auction. This ‘pack’ should hold all of the information you need to make an informed decision about whether this is the right property for you.


Issues can arise as not all packs are prepared in the same way meaning that some may contain more or less information than others. It is important to know where to look within these auction packs to make sure you are able to bid with confidence in the auction and not have any surprises once that hammer goes down. The pack also contains the conditions of the sale which may include the buyer paying for the vendor’s legal and sale fees for example.

Yes definitely! In fact, it in one of the most stable areas of the property market and continually sees growth year on year. With ever growing concerns around certainty in the traditional property sale and purchase market due to chain issues and time to completion, property auctions continue to become increasingly popular and are attracting a wider array of properties and buyers in recent years. All acting conveyancers and solicitors are regulated in the same way and all sales must still be registered post-completion in the same manner as any other transaction. This method is becoming so popular that more and more high street lenders are now entering the space too and offering a bigger choice of financing for potential buyers looking to purchase at auction.

When buying through a ‘traditional auction’ style, you will be exchanging contracts when the hammer goes down. This can be in person or online but once the auction is completed and you have the winning bid, you will pay your deposit or initial fees and (usually) have 28 days to complete. If you do not complete within the specified timeframe then there may be financial penalties. These costs and potential penalties will all be detailed within your legal but always good to ensure you have raised relevant enquiries, completed your survey and sorted out any potential financing before submitting the final bid!


With a ‘modern day auction’ style, this is more similar to an eBay proposition. Instead of the vendor putting their house on the market and engaging in viewings, they post up the legal pack and list it for a limited time frame before the bidding opens with a reserve fee that must be met for it to be taken off the market. On submission of the winning bid, there may be some form of deposit to be paid (this will be detailed within the pack) to ensure commitment from the buyer but you are legally bound to buy the property at this point, you still then need to work towards exchange and completion. This should however, move quicker than a standard conveyancing transaction as so much of the legal work has been prepared prior to the auction.

The aim of the GLISS Vault is to ensure that you can easily see what you need to know, quickly. By summarising key aspects of the property’s title, potential renovation needs and full market analysis, the Vault should deliver you everything you need to make a confident and clear decision on your next steps.
Yes, you will still need to instruct conveyancing for your purchase. Although we would recommend instructing as soon as you have found a property you wish to progress with, it is up to you when you do instruct your conveyancing. Many auction houses will offer conveyancing when you purchase through them, you may already have your own preferred firm or you may find a new one. We are also partnered with a great auction specialist law firm which we are able to introduce you to if you would like but either way, you will need to instruct a conveyancer or solicitor to act for you to complete your purchase prior to your all important successful bid!
Once you have received your Vault and reviewed your summary, it’s time to decide. If this is a property to are progressing with then now is the time to get your conveyancing instructed. We recommend engaging with a conveyancer or solicitor as soon as you know that you are looking to purchase the property to ensure that all relevant enquiries are raised to further support your decision and ensure you have the answers you need to make the right bid! Dependent on your time frame, now is also a great time to get a survey booked in too so you can better understand any cost of repairs or potential structural issues if this may be required. On this email, it should detail a time and date which will by when you will receive the Vault/Amplify. We do look to work to very small turnaround times but as we looking to summarise and gather large amounts of information, if this is be delayed at all, we will elt you know as soon as possible.


When the Vault/Amplify is ready, you will receive this directly into your inbox along with a summary of what has been found and suggested next steps.
